Location: Stennack House, St Austell
Hours: 37 per week (Mon-Fri)
Salary: £39,772 per annum

We are looking for an experienced and motivated Property Services Supervisor (Compliance) to join our Property Services team. This is a key operational role where you will lead staff and contractors to deliver safe, compliant, high‑quality and value‑for‑money property services that make a real difference to our tenants’ lives.

🧭 Your Role:

Reporting to the Property Services Manager, you will have day‑to‑day responsibility for supervising operational teams delivering a wide range of property maintenance and compliance services, including:

  • Responsive and void repairs
  • Servicing and inspections (gas, electric, heating, green technologies)
  • Cyclical and planned maintenance programmes

You will play a crucial role in ensuring services are delivered right first time, meet all legislative and regulatory requirements, and achieve outstanding outcomes for our customers.

🎯 Key Responsibilities:

  • Lead, motivate and supervise trade staff and contractors to deliver high‑quality, compliant services
  • Act as the first point of contact for operational issues, resolving problems quickly and professionally
  • Ensure all works meet Ocean Housing’s standards for quality, safety, timescales and value for money
  • Monitor performance, KPIs and customer feedback, driving continuous improvement
  • Support internal and external audits, inspections and service reviews
  • Ensure full compliance with health & safety legislation, policies and procedures
  • Manage delegated budgets and support financial decision‑making in line with financial regulations
  • Contribute to service planning, innovation and improvement across Property Services
  • Take part in an out‑of‑hours emergency rota

What we are looking for: 

Essential:

  • NVQ Level 3 qualification (or equivalent)
  • Strong knowledge and understanding of property compliance
  • Significant experience within building, repairs or property maintenance
  • Proven experience supervising staff and managing contractors
  • Knowledge of relevant legislation, including CAR 2012 and CDM 2015
  • Excellent customer service and communication skills
  • Strong IT skills and experience using systems to support service delivery
  • Understanding of value for money and basic financial principles
  • Commitment to health & safety, data protection and equality & diversity
  • Ability to travel between sites across the operating area

Desirable:

  • Qualification in first‑line management (ILM / NVQ Level 3+)
  • Housing qualification (CIH Level 4 or equivalent)
  • IOSH or equivalent Health & Safety qualification
  • Knowledge of gas safety, asbestos, fire safety, lifts, fire doors and legionella
  • Experience working within social housing
